The Gas Safety (Installation and Use) Regulations 1998 set out important gas-safety duties, including specific responsibilities for landlords. Landlords must ensure that relevant gas appliances and flues they provide for tenants receive the required safety checks and maintenance.

Landlord Gas Safety Responsibilities

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must arrange an annual gas safety check on relevant gas appliances and flues they provide for tenants. Existing tenants must receive a copy of the gas safety check record within 28 days of the check, while new tenants must receive a current record before moving in. Landlords are also responsible for appropriate maintenance of the gas appliances, flues and installation pipework they provide.

What Does a Landlord Gas Safety Check Cover?

A Landlord Gas Safety Record documents the results of the required gas safety check. The record identifies the property and the appliances or flues checked, the engineer and registration details, the date of the check, and any safety-related defects or remedial action recorded.

Installation pipework is subject to a separate landlord maintenance duty. HSE also recommends asking the Gas Safe registered engineer carrying out the safety check to test the gas system for soundness and visually examine accessible installation pipework where appropriate.

The document is formally referred to as a Landlord Gas Safety Record, although “gas safety certificate” and the older term “CP12” are still commonly used. The required gas safety check must be completed by an appropriately qualified Gas Safe registered engineer. This name is just an echo from the past when CORGI was the controlling body for UK gas safety, and they used a form numbered 12 for the purpose.
